Zero Deposit
We’ve partnered with a company called Reposit who offer an alternative to paying a cash deposit. By using Reposit you can save a lot of money upfront as you will only need to pay the Reposit fee of 1 week’s rent instead of a cash deposit which will usually be five weeks’ rent.
You can use the money you save to spend on something you actually want, for example new furniture, savings, holiday, a night out etc!
An added benefit of Reposit is fairer dispute resolution at the end of your tenancy. Government backed deposit schemes can take 8 weeks to resolve disputes, whilst keeping your cash locked up. With Reposit, you keep hold of your money and only pay for what you owe.
Important note:
Please note that just like a normal deposit, you are still liable for any valid, end of tenancy charges. The difference with Reposit is that you keep control of your cash and only pay these if they actually occur at the end of your tenancy, rather than paying at the start. viewing or whilst at the viewing.

Tenants on benefits are welcome providing you have no bad credit, you will also need a homeowner guarantor with good credit history who earns at least 3 times the annual rent for the property.
Once you have viewed a property and want to rent it, we will ask you to put down a holding deposit to hold it for four weeks, whilst we carry out reference and Right to Rent checks. This holding deposit is one weeks’ rent, paid in advance of the tenancy starting, and is non-refundable if you decline to take up the tenancy once references have been carried out, or if bad credit shows up that isn’t disclosed initially. Here is an example of the total you’ll pay to move in – for a property at £550 p/mth rent:
One Weeks’s Rent = £126
Security Deposit (max 5 weeks’ rent) = £630
Balance to pay on move-in = £1054 (£550-£126+£630)
The deposit amount for most properties is equivalent to five weeks’ rent. For example, for a property priced at £500 per calendar month, the deposit payable will be £576. The Deposit must be payable on or before the date of move in. Any funds transferred through the bank must be cleared by the date of move in. It is a legal requirement for all deposits to be registered within a government approved scheme. Trinity Property use the Deposit Protection Service (DPS) who will confirm with you that they are protecting it – your tenancy agreement gives details as to how to get your deposit back at the end of your tenancy. Landlords who manage their own properties are responsible for dealing with your deposit after Trinity Property protects the deposit following the commencement of the tenancy.
It is the landlord’s responsibility to provide details of the scheme under which the deposit has been registered. You will receive notification on this before your tenancy starts; this will include information on the procedures for the return of the deposit.
The first month’s rent is payable by the day of your move in by debit card or bank transfer, then monthly thereafter by bank transfer/standing order
NOTE; WE DO NOT TAKE CASH
Rent is payable by standing order, which is dated 3 days before the ‘rent due’ date to allow time for the monies to clear into the rent account
Our standard tenancy agreement is an Assured Shorthold Tenancy Agreement (AST) which all tenants will need to read through and sign before being allowed to move into the property. Download a copy here to read through and contact us if you have any questions.

For properties managed by Trinity Property we will check the property for any damage or dilapidations once the keys have been handed back to us, before releasing the deposit. For properties managed by your landlord, you must liaise with your landlord to arrange a mutually convenient time for the check out
